Ratan Chemical Company Masterplan

The Ratan Chemical Company Masterplan is a 73,746.72 sq ft (approximately 1.69 acres / 0.684 hectares) industrial development conceived around efficiency, clear circulation and the operational requirements of a growing manufacturing facility.

The industrial zone accommodates an 85′ × 190′ factory shed, two warehouses measuring 90′ × 85′ and 100′ × 100′, together with dedicated spaces for an ETP and water reservoir. A 20-foot-wide internal road establishes a clear truck circulation loop, incorporating a dedicated weighing zone to streamline loading, unloading and movement across the site.

Welcoming these utilitarian structures is a compact administrative and hospitality zone designed to bring a more human character to the industrial environment. A two-storey gatehouse with security surveillance marks the entrance, followed by a four-storey administrative building. A two-storey cafeteria, prayer space and substation/chiller building provides essential facilities for the workforce while creating a social pause within the working environment.

At the front end of the masterplan, the RCC Owners’ Bungalow is organised as three 1,200 sq ft levels, positioned beside a lily pond and a small landscaped green park. This landscape creates a place to pause, offering a deliberate contrast to the intensity of industrial operations.

The project sought to maximise operational efficiency without losing human sensitivity—using circulation, zoning, landscape and built form as interconnected components of a single masterplan. Designed in 2022, the project reflects Kalparekha’s approach to optimum design thinking, translating the client’s functional requirements into an efficient yet considered architectural environment.
